● Assisting clients with the purchase of house and land packages in Queensland.

● Providing referrals to finance brokers, conveyancers, solicitors, accountants, financial advisors and other related professionals.

● Coordinating with builders and other partners involved in the process.

● Supporting the purchase process from initial inquiry to post-purchase support.

All house and land packages are subject to availability. Home and Heart Property Solutions works with various builders, and the availability of specific properties may change without notice. We aim to provide accurate and up-to-date information, but we do not guarantee the availability or pricing of specific properties.

● Pricing: The price of the house and land package is provided by the builder, and Home and Heart Property Solutions acts as an intermediary. Prices are indicative and may be subject to change based on builder availability, land registration timelines, and market conditions.

● Payments: All payments for the house and land package are made directly to the builder, not to Home and Heart Property Solutions. Our services remain free of charge to you, and we are compensated through marketing budgets paid by the builder. Refer to your contracts for payment schedules.

● Deposit: A deposit may be required to secure your property, and this deposit will be handled according to the builder's policies.

● Pricing: The price of the house and land package is provided by the builder, and Home and Heart Property Solutions acts as an intermediary. Prices are indicative and may be subject to change based on builder availability, land registration timelines, and market conditions.

● Payments: All payments for the house and land package are made directly to the builder, not to Home and Heart Property Solutions. Our services remain free of charge to you, and we are compensated through marketing budgets paid by the builder. Refer to your contracts for payment schedules.

● Step 1 – Initial Consultation: You will meet with our team for a Goal Clarification Consultation.

● Step 2 - Eligibility: You will meet with a finance broker to assess your eligibility and financial position.

● Step 3: Report preparation. We will submit a report to selected builders to ensure they present properties appropriate to your needs and budget.

● Step 4 – Expression of Interest: You will complete an expression of interest for the property you wish to purchase.

● Step 5 – Contract Signing: After seeking legal advice and reviewing all details, contracts will be signed with the builder and the developer. A deposit is normally payable at this stage.

● Step 6: Land Registration: The ownership of the block will move to you, and the builder will commence construction. Be prepared for delays in registration. This is frequently the case, and is out of the builders, the developers and our control.

● Step 7 – Completion and Handover: Upon completion of the house, we can refer you to trusted rental agents who will guide you to your tenant.

● Step 8 – Portfolio Building: If you wish to build a property portfolio, we can work with your broker to help facilitate further purchases.

Home and Heart Property Solutions partners with selected, reputable builders. However, we are not responsible for the quality of the construction, delays, or issues arising from the builder's work. All concerns related to the construction should be addressed directly with the builder.
